Periodic inspection and testing

Electrical installations deteriorate with age and use. For this reason, it is recommended that they be inspected and tested to ensure they are safe and in good enough condition to continue using. This is where periodic inspection and testing comes in. 

From June 2020 all private landlords in England are required to have a periodic inspection carried out in their rental properties every five years. We also recommend that these checks are carried out at least every 10 years in your own home to ensure your safety. Once complete, we will issue you with an Electrical Condition Report (EICR).

Electrical Installation Condition Report (EICR)

An Electrical Installation Condition Report (EICR) is a periodic inspection report detailing a property’s safety in relation to its fixed wiring. These reports are often carried out for landlords or homebuyers to guarantee the safety of residents and ensure that electrics are safe for tenants and property buyers before committing to move. 

We recommended if you are a homeowner that you have an EICR inspection every 10 years. You will more than likely also be asked to provide one if you intend to sell your current home. For rental properties, one should be carried out every 5 years or if there is a change of tenancy.

Portable Appliance Testing (PAT testing)

Portable appliance testing, also known as PAT testing, is the examination of electrical appliances and equipment to ensure they are safe to use. The electrical appliances that are considered “portable” are usually those where a lead attached to them is connected to a plug, for example, a personal computer or desktop printer.

Although there is no formal requirement for PAT testing, we recommend that any stationary equipment is tested every 48 months while moveable equipment should be tested every year. This is to ensure that your business or rental property is safe for your staff, customers or tenants. Once our team have completed the PAT testing, all appliances will be labelled with a “passed” or “failed” tag which will include the test date along with the appliance ID number.

Fire and emergency lighting inspection

As well as installing emergency lighting systems RS Electrical are able to regularly inspect, test and service any systems you have in place in line with current guidance and recommendations. Whether you have emergency escape lighting, standby lighting, or both, our experienced team are on hand for monthly or annual testing.

To test an emergency lighting system on your premises we would need to simulate a mains power failure on the normal lighting circuit / circuits or individual luminaries. This forces the emergency lighting system to operate via the battery supply. We can work with you to ensure this is carried out with the least amount of disruption to your day and your business.
